Boiler Pressure: What the Gauge Should Read

Where the needle belongs on a residential boiler, what sends it too high or too low, and which of those you can safely deal with yourself.

Somebody looked at the boiler for the first time in years, saw a gauge, and now wants to know if the number is bad. Fair question, and the answer is usually simple.

Where it should sit

On a typical residential hot water system, cold pressure lands around 12 to 15 psi. Running warm it climbs some, usually into the high teens or low twenties. That rise is normal, water expands when you heat it.

Most gauges have a second needle you can set as a reference marker, and a temperature scale alongside the pressure. The relief valve on almost every residential boiler is rated at 30 psi.

Two numbers to remember. Around 12 cold. Not approaching 30 hot.

Too low

If you are sitting under 10 psi cold, the system does not have enough water in it. On a two story house, low pressure means the upper floor baseboard never fills properly and those rooms stay cold while the first floor is fine.

Where the water went matters more than topping it off. Common answers:

  • A weeping relief valve that has been dripping into a bucket or a floor drain nobody looks at
  • Air vents on the baseboard letting water past
  • A small leak at a fitting, sometimes evaporating before it puddles
  • Somebody drained a zone for work and never refilled it properly

Your system has an automatic fill valve that is supposed to hold pressure. If yours is low, either that valve failed or the water is leaving faster than it can keep up.

You can add water manually at the fill valve, and plenty of homeowners do. Go slowly and watch the gauge, because it is very easy to overshoot. But understand you are treating a symptom. A system that needs topping off more than about once a year has a leak, and constantly feeding fresh water into a boiler brings fresh oxygen and minerals with it, which corrodes and scales the inside of the equipment. I have condemned boilers that died years early from exactly that.

Too high

Climbing toward 30 and popping the relief valve is the more urgent direction.

Usual causes:

Waterlogged expansion tank. This is the number one cause and it is a wear item, not a defect. That tank has a rubber diaphragm with an air charge behind it, giving the water somewhere to expand into. When the diaphragm fails or the charge bleeds off, the tank fills with water and there is nowhere for expansion to go. Pressure spikes every time the boiler fires.

Quick check: tap the tank. Hollow on top, solid on the bottom is roughly right. Solid all the way up means waterlogged. It is a common repair.

Fill valve feeding when it should not. If that valve fails open, it keeps pushing city or well pressure into a closed system. Pressure climbs and stays climbed.

A leaking domestic coil, on systems that make hot water off the boiler. Higher domestic pressure bleeds into the heating loop.

Overfilling. Somebody topped it off and did not stop.

The relief valve

If it is dripping or has let go, do not cap it, do not plug it, and do not just replace it and walk away. That valve is the last line of protection on a pressure vessel. It opened because something told it to. Find out what.

Same goes if it is crusted shut with mineral deposits, which happens on older ones. A relief valve that cannot open is worse than one that drips.

What I would do in your shoes

Look at the gauge cold, first thing in the morning before the boiler has run much. Write the number down. Look again after it has been running for a while.

Around 12 cold, high teens hot, no drips: you are fine, go do something else.

Below 10 cold, or you have topped it off more than once this year: call, there is a leak worth finding.

Approaching 30, or the relief valve is weeping: call, and it is probably the expansion tank.

Relief valve fully open and dumping water: shut the boiler off at the switch and call the same day.
